02 / 06 Foundation

Foundation poured.

Slab-on-grade, spread footings, pier foundations, and grade beams are placed with embedded rebar and anchor bolts — the structural base modeled in full before steel arrives.

03 / 06 Structural Steel

Structure raised.

Steel columns rise off the piers; primary girders, transverse beams, bar joists, and cross-bracing assemble into the full structural skeleton — modeled at LOD 350, ready for envelope and MEP.

With the structure open and accessible, every trade routes in clash-free — mechanical supply & return ductwork, chilled-water mains, domestic hot/cold plumbing and sanitary, the fire sprinkler grid and standpipe, plus electrical cable tray, conduit, switchgear and panels. Coordinated before a single wall closes.

05 / 06 Walls & Roofing

Envelope closed.

With every system coordinated and verified, the envelope closes around them — concrete tilt-up wall panels, curtain-wall glazing, and the entry storefront, then the metal roof deck, membrane, parapets, and drains seal it weather-tight.
